The Story, In Plain Words
Commercial property claims in Florida: hurricane, fire, water, flood, and hail
Coyne Commercial Group is a Florida-licensed commercial public adjusting firm (individual license W482618, firm license G350978) based in Sanford and serving the entire state. We represent condo associations, HOA boards, and multifamily property owners on large insurance claims: hurricane and wind, fire and smoke, plumbing leaks and water damage, flood, and hail. Founder James Coyne worked on the carrier side first, scoping and pricing commercial claims for insurers, before crossing over to represent policyholders. The firm works on contingency: no recovery, no fee, with fees capped by Florida law. And after a claim settles, we connect your board to vetted roofing and restoration contractors, taking nothing for the introduction.
The five perils that hit Florida buildings hardest
Hurricane wind tears at roofs and windows. Storm surge and flood push water where it has never been. A single burst plumbing line above a lobby can do six figures of damage overnight. An electrical fire scars a corridor and fills ten units with smoke. Hail pocks a roof so quietly the board finds out a year later. Every one of these is a different fight with a different part of the policy, and the damage you can see is rarely the whole claim.
What we actually do
We document everything: every unit, every common element, every system. We read the association's policy line by line, because commercial policies hide their value in the details: percentage deductibles, coinsurance clauses, layered coverage. We prepare and file the claim, meet the carrier's adjusters on the roof and in the mechanical rooms, and negotiate until the number reflects what the policy actually owes. Your board gets clear reporting from first inspection to final payment.
The Founder
James Coyne knows how carriers think, because he was one of them.
James Coyne started on the insurance carrier side, scoping and pricing commercial claims for insurers. He wrote the estimates. He saw where claims get cut and why. Then he crossed the table, became a licensed public adjuster, and founded Coyne Commercial Group to put that inside knowledge to work for Florida policyholders.
Today he represents condo associations, HOA boards, and multifamily owners across the state, and presents directly to boards in plain English: what the policy says, what the damage is worth, and what happens next.

Questions Boards Ask
Straight answers
What does a public adjuster do for a condo association or HOA?
A public adjuster represents the policyholder, not the insurance company. For an association, that means documenting every damaged unit and common element, reading the policy line by line, preparing the claim, and negotiating with the carrier's adjusters so the board does not have to. Coyne Commercial Group is licensed by the State of Florida to do exactly that work.
What does Coyne Commercial Group charge?
No recovery, no fee. The fee is a percentage of what we recover, capped by Florida law, and there is no upfront cost to the association or owner. If the claim recovers nothing, the fee is nothing.
What kinds of damage do you handle?
Hurricane and wind, fire and smoke, plumbing leaks and the water damage they cause, flood, and hail. The focus is commercial property in Florida: condominium associations, HOA communities, and multifamily buildings.
Why does carrier-side experience matter?
James Coyne scoped and priced commercial claims for insurers before he ever fought one for a policyholder. He knows how carrier adjusters build their estimates and where claims get cut, because he did that job. That knowledge now works for your side of the table.
When should our board call?
As early as possible. Policy deadlines start running from the date of loss, and the documentation gathered in the first days often decides the claim. Calling before or right after the claim is reported puts us in the strongest position to document everything while the evidence is fresh.
Do you repair the building too?
No. We handle the claim. After the recovery, we introduce your board to vetted roofers, restoration crews, and contractors we trust, and we take nothing for the introduction. The claim work and the repair work stay separate on purpose.
Where do you work?
Statewide across Florida. We are based in Sanford in Central Florida and represent commercial policyholders anywhere in the state, from the Panhandle to the Keys.
