Claims Representation in Winter Springs

Winter Springs runs along the SR 434 corridor with Lake Jesup, one of the shallowest, most flood-prone lakes in the St. Johns chain, on its northern boundary. When Hurricane Ian dropped 9 to 11 inches of rain on Seminole County in September 2022, the St. Johns system that Lake Jesup feeds rose to record levels at Sanford, and the county's flooding built for days after the wind had passed. Hurricane Milton followed in October 2024 with at least 19 confirmed tornadoes across east central Florida, hurricane-force gusts, and another 10 to 15 inches of rain.

Coyne Commercial Group is headquartered in Sanford, fifteen minutes away. We represent Winter Springs homeowners, the Tuskawilla-area planned communities and their associations, and commercial operators along SR 434 on insurance claims from first inspection through final settlement, on contingency: no recovery, no fee.

The claims pattern here is the inland pattern: wind first, water later, and a carrier ready to attribute the whole loss to whichever peril the policy excludes. Documentation of what happened, in what order, is what a Winter Springs claim runs on.

What Winter Springs property owners have been through.

September 28 to October 2022

Hurricane Ian, record river flooding on the county's north side

Ian's 9 to 11 inches of rain drove the St. Johns River near Sanford to a record 8.72 feet, with Lake Monroe reported cresting at 8.96 feet. The St. Johns chain that borders Winter Springs at Lake Jesup kept rising for days after landfall.

October 9 to 10, 2024

Hurricane Milton, tornado outbreak and hurricane-force gusts

Milton put at least 19 confirmed tornadoes into east central Florida with hurricane-force wind gusts that downed trees and power lines and 10 to 15 inches or more of rain on the storm's northern side. Seminole County reported downed trees, power lines, and flooding.

Winter Springs Property Stock

Winter Springs is a residential city at heart: the Tuskawilla-area planned communities, established subdivisions off SR 434 and SR 419, and neighborhood commercial serving them. The housing spans 1970s-era stock through 2000s construction, which means the full range of Florida claim issues, aging roofs and plumbing on the older side, discontinued-material matching fights on the newer side, and homeowner associations layered over much of it.

The Insurance Market Here

The statewide carrier retreat, Farmers out of Florida home, auto, and umbrella business in July 2023, AAA non-renewing bundled policies, Bankers Insurance and AIG-Lexington gone in 2022, more than 30 home insurers lost in recent years, means Winter Springs owners file into a market where the remaining carriers defend every file. On an inland loss where wind and water arrive in sequence, the undocumented claim is the underpaid claim.
