A Pensacola Beach rental on Maldonado Drive after Hurricane Isaias: ridge shingles gone, valleys open to the decking, a balcony column split
This is a rental property on Maldonado Drive on the Sound side of Pensacola Beach, a frame house on pilings built in 2010 with a hip roof and architectural shingles. The flight was made six days after landfall, in full sun, and it is a roof flight first: the drone climbs the front slope, follows the ridge, and tracks every valley, then pulls up to a straight-down plan view before coming back around for the front elevation.
What the roof shows is the Isaias pattern on sixteen-year-old shingles: the ridge caps are gone, the shingles along each hip and valley are torn back to the underlayment and in places to the decking, and the field between is lifted and creased. A carrier adjuster will call that a repair. A roofer will tell you a 2010 shingle cannot be matched, the seal strips on the rest are broken, and the valleys are the water path into the house. The front balcony column with the siding split open and the framing exposed is the wind pressure story: the envelope opened, so the interior claim follows.
The wind on this house is a Citizens wind-only policy, with a separate carrier for everything else and a flood policy underneath. That is three policies on one storm. If your Pensacola Beach rental is in the same shape, call us. We sort the policies before we sort the damage.
